Why Buying A Property in BGC Still Makes Sense (Even When It's Expensive)
BUYING GUIDE

If you've been eyeing Bonifacio Global City (BGC) for your next move or your first big property purchase—you've probably noticed one thing: it's not cheap. But here's the catch... it’s expensive for a lot of reasons.
Think of it as if you are already buying in the Manhattan, Orchard Road, and Tokyo City of Manila. Let’s break it down.
Why BGC Is Still Worth It
Despite rising costs per square meter, BGC remains one of the smartest places for any property buyer to live and invest in Metro Manila. Why?
Location: This district is already the new heart of commerce, finance, tech, and retail. BGC is home to the Philippine Stock Exchange, multinationals such as Google, Facebook/Meta, WeWork, and a booming startup ecosystem.
Planning & Lifestyle: Green parks, wide sidewalks, a walkable in-city grid, and master-planned infrastructure. Living here feels intentional—because it is.
Market Strength: Scarcity of land + consistent demand = solid capital appreciation and rental yields. It's the kind of investment that ages well especially for property buyers who acquired way back in 2007-2018.
Quality of Life: Top-tier healthcare (St. Luke’s), international schools, fine dining, nightlife, and access to everything from designer retail to arts and culture.
But If You’re Not Ready to Buy Yet but you are already looking around, it's okay. Don’t sweat it because here's a smarter, more intentional approach to consider:
Rent First and Test the Waters
Not every part of BGC feels the same. The office row along 5th Avenue welcome you to BGC. Serendra is different from Uptown, and High Street South—the heart of BGC, has a different vibe than Burgos Circle. By renting for 6–12 months, you get to know what fits you and your family best—without rushing a purchase.
Audit Your Commute, Kids’ Schools & Daily Life
Map out your workplace. Walk and drive around. Visit the school campus. Try the route at rush hour—heading to Ortigas is a breeze now through the BGC-Ortigas Link while your daily Makati visit will still be either through McKinley Road or through Kalayaan flyover that exits to Gil Puyat. These small tests make a huge difference before you commit long-term.
Check out Healthcare & Recreational Spots
Living near St. Luke’s, local clinics, fitness centers, ensures peace of mind for you and your family. There are tons of sports and recreational spots all over Bonifacio Global City—if you are into community Basketball, you have the The Courtyard by Nike at 25th Street and Pretty Huge at SM Aura Premier. Into Football? There’s Turf BGC along 9th Ave and right across is the recently opened Manila Padel Club for those looking into competitive leisure sports. Golf you may ask? We’ll have to settle with virtual simulators for now but they are all around, too, so check out VGolf, Team Single Play, and GolfX if you don’t want to go out of Bonifacio Global City.
Think Long-Term Lifestyle
Living in BGC is costly but for most people who can afford to live here, it's an investment—and it's also your life. Are you walking distance from the gym, your favorite coffee shop, or your office? Have balikbayan or diplomat guests arriving? Check them in at the nearest hotels around. Almost everything here is just convenient and within reach.
That matters.
